Professional Consultants Certificate (PCC)
What is a PCC?
A Professional Consultant Certificate (PCC), often referred to as an Architect's Certificate, is considered an alternative to a Structural Warranty by UK Finance for the purpose of lending. Lenders will usually only lend on a newly built, converted or renovated property where the property is covered by a Structural Warranty Scheme or a Professional Consultant's Certificate (PCC).
The purpose of the PCC is to confirm to a lender that a Professional Consultant (would be subject to having the relevant qualifications) has inspected the property at the key stages throughout construction.
We are able to provide PCC's at any stage throughout construction including post completion.
The PCC product is available for a 6 or 10 year period, and is fully reassignable to future owners for the duration of the policy. To be accepted by UK Finance, the minimum level of indemnity insurance held must be £1 Million. Our PCC Providers level of indemnity is a standard £5 Million.
Lenders confirm the acceptance of a PCC in their Part 2 responses to 6.7.4 of the Lenders' Handbook. The PCC may not be appropriate for all types of developments, particularly large scale residential blocks. Please note, PCC's cannot be achieved on commercial developments such as offices, and warehouses.
